The empiricist view of space and attention to spatial experience in studies related to space, especially residential spaces, play an important role in the socio-spatial understanding of designers and planners in relation to space. On the other hand, due to the necessity of connecting architectural and urban design studies with social studies in understanding, evaluating and designing urban spaces, the empiricist view of space and the analysis of space from the perspective of the human experiencer can establish this connection to a large extent. The current research is carried out in the framework of the naturalistic (or interpretive) paradigm by adopting a qualitative research method with an environmental psychology approach, which includes techniques such as: content analysis, phase analysis such as semantic differentiation, behavior analysis, discourse analysis, interview, narrative method, configuration methods. and it uses space syntax and active observation (from the perspective of critical realism). In order to answer the main question of the research, which deals with the role of the capabilities of border spaces in the formation of living experience, by reviewing the literature, the characteristics of border spaces around the house are identified and layered, and according to the theories related to layer communication Spatial theories (such as: linkage theory, network theory and Theory of Entanglement), how the relationship between them is discussed. Finally, the theoretical model of the role of the capabilities of border spaces around the house and our relationship between them in the formation of living experience is presented. This theoretical model can help designers and planners in order to achieve a socio-spatial view of the environment around the house so that they can present successful plans that can meet the needs of the residents.
